Since getting planning permission for ten Hangar Homes at Enniskillen Airport, architect and pilot Peter Day has been looking at ways of bringing down the costs for each unit to make them more affordable.
Peter writes: “By eliminating Stamp Duty Land Tax (SDLT) with each Serviced Plot at £150,000 (the tax threshold) saving up to £70,000 of SDLT, as the build would be a completely separate transaction and paid directly to the approved builder for each unit to comply with planning permission, in this case Metal Frame Structures Ltd in NI.
“Instead of opting for a conventional structural steel building, which is expensive due to the cost of steel and requires a substructure for the foundations to cater for its weight, Light Gauge Steel Framing (LGSF), which is made of recycled steel, will be used.

“Because it is half the weight it only requires a steel-reinforced concrete slab. The ‘External Shell’, including the roof, balconies, windows, exterior doors, garage and hangar doors, insulation and rendering is estimated at only £350,000, which is half the cost of the conventional build.
“The ‘Internal Fit-out’ for the kitchen, bathrooms, lighting, heating, along with electrics and plumbing, can be provided by the approved builder as a ‘turnkey’ solution, or any other builder or family and friends at ‘mates rates’, thereby possibly reducing costs.”
Peter goes on to make a special offer to get the first one built.
“As no Hangar Homes currently exist in the UK, there is an urgent need for a ‘Show Home’ made with LGSF,” he told FLYER.
“As an incentive, whoever is willing to have the first one built can have the Service Plot at only £75,000 (half the normal cost) so that an Open Day for the External Shell can be held at Enniskillen before winter and another next spring after the ‘Internal Fit-out’.”
